Design, permits, and construction handled in accordance with Ontario requirements and your municipality.
A proper multiplex conversion needs more than extra doors and small kitchens. The project may involve zoning review, permit drawings, architect and engineer coordination, suite layouts, fire and sound separation, structural changes, plumbing routes, electrical service planning, HVAC strategy, waterproofing, separate entrances, egress, and finishes that can handle rental use.
That coordination is where design-build matters. The units need to work on paper, pass review, build cleanly, and feel livable when complete.
Many Toronto houses were not designed for three or four self-contained units. Older detached and semi-detached homes can have low basements, tight side yards, aging services, awkward stair locations, and limited exterior access.
Andare plans around those constraints before construction starts. The best multiplex layouts protect natural light, privacy, storage, circulation, and the long-term maintenance realities of a multi-unit property.
For multi-unit work, Andare's designers translate rental and ownership goals into suites people can actually live in. They look at kitchenettes, bathrooms, storage, entries, laundry, lighting, flooring, and compact rooms that need to feel efficient without feeling improvised.
Rental-grade does not have to mean cheap. The right finishes are durable, repairable, clean-looking, and strong enough for tenant turnover without making the property feel institutional.
Typical multiplex conversion scope may include:
For investors, the value of a multiplex is not only rent. It is the stability of legal units, better space planning, lower maintenance surprises, and a property that can be held, sold, or valued with clearer documentation.
The construction role is to build a property that supports the ownership plan through durable work, clear scope, efficient suites, and a finished product tenants can respect.
Andare actually cares about quality, no cutting corners, no sketchy subcontractors, just solid work.

Toronto residential work ranges from Victorian and Edwardian houses near the core to post-war bungalows, semis, row houses, narrow lots, ravine properties, condos, laneway conditions, and newer infill homes. The work can be small in footprint and still technically demanding. Common scopes include kitchens, bathrooms, basements, additions, legal lower-level space, laneway or garden-suite planning, structural openings, multiplex conversions, older-home renovations, and custom infill homes.
Toronto pages can speak to Toronto-specific additional-unit, garden-suite, laneway-suite, and multiplex opportunities where they apply. That still does not make every property buildable. Zoning, lot dimensions, access, parking, tree protection, fire separation, ceiling height, services, and permit review need to be checked before design is finalized.
Toronto projects often happen on tight lots with close neighbours, older structure, limited staging, and complicated service routes. Design-build needs to solve access, permits, layout, structure, storage, light, and finishes together so the plan can actually be built.
In Toronto, Andare's design team can test layout options, suite feasibility, finish direction, storage, lighting, and consultant needs before the project becomes a permit package or construction schedule.
Andare supports Toronto homeowners across central, east, west, and midtown neighbourhoods, including older-house streets, ravine pockets, downtown ownership properties, family areas, and infill lots where the site conditions shape the work. Andare keeps multiplex conversions tied to the home in front of us, not a generic city-wide template.
Thoughtful design, tight coordination, and a tidy site, with every trade managed in-house from permits through finishing, and built to the Ontario Building Code.
